Find Your Perfect Home

At The Property Box, our goal is to help you find your perfect home and ensure you stay as long as you wish. We offer allocated viewing slots during both daytime and evening, allowing you ample time to explore each property. Before applying to rent a property with us, you must view the property to ensure you are fully aware of its contents, condition, and location.

Application Process

All potential tenants are required to submit references before taking possession of any property. The Private Housing (Tenancies) (Scotland) Act 2016 introduced the ‘private residential tenancy, is open-ended, lasting until you choose to leave or your landlord uses one of the grounds for eviction.

Tenant Responsibilities

Please note that your belongings are not covered by your landlord’s insurance policy. We recommend obtaining contents insurance to protect your possessions against damage or theft.

Maintenance and Support

We prioritise repairs and maintenance, having built a reliable network of trusted contractors to address any issues promptly. For emergencies that cannot wait until the next working day, we offer an out-of-hours service for all managed tenants.

No Hidden Fees

Renting a property from us comes with the assurance of no administration fees or hidden charges. We do not sell or promote any insurance products or utility companies.

As a registered and accredited letting agent, your rent and deposit are fully protected by law, with deposits lodged with SafeDeposits Scotland. At the end of your tenancy, you can review and provide feedback on any proposed deductions, and an impartial adjudicator will resolve any disputes quickly and fairly.

Emergency Procedures

Total Loss of Power

For a total loss of electricity, check all fuses/circuit breakers and verify with your neighbours if they are experiencing the same issue. Check with your electricity supplier for local or regional power cuts. Note that blown bulbs are the tenant’s responsibility.

Gas Leak

If you smell gas, suspect a gas leak, or fear that carbon monoxide is escaping from a gas appliance, contact Transco immediately at 0800 111 999. Report the issue to us on the next working day.

Total Loss of Heating/Hot Water

For a total loss of heating, contact us as soon as possible. If you have no hot water, please report this on the next working day.

Burst Pipes

If your property is leaking into another property, turn off your water supply immediately and contact our office.

Water Leaking into Your Property

If a serious leak is coming from an adjoining property, contact the householder to ensure they address the leak promptly and turn off the water supply if necessary. If the property is vacant or the householder is unresponsive, contact your local Council.

Plumbing Leaks

For minor leaks, contain the water if possible. For leaks causing flooding, turn off your water supply and contact our office.

Complete Loss of Water Supply

First, contact the water company to check for local works or check with neighbours. If the issue persists, contact our office.

Roof Leaks / Downpipes & Gutters / Similar Damage

For cosmetic or minor damage, it is not an emergency. For dangerous or immediate material damage, contact our office.

Insecure Property

For insecurity due to crime, notify the Police and obtain a crime reference number. For issues like damaged doors or jammed windows, contact our office.

Lockouts

If you lose or forget your keys, contact a local locksmith at your own expense. We may assist in exceptional cases. but this will be chargeable. If locks are changed, provide our office with a spare key for the new lock. For emergencies, contact our office.
